Notice Description
North Lanarkshire Council is developing proposals to acquire a derelict site on Main Street, Coatbridge and surrounding properties to allow a cohesive town centre residential development to be taken forward and address the failure of the market to redevelop this site. Conservation Accreditation is a necessary condition for this project. Furthermore, the project architect must be the lead designer, no sub-contracting of this aspect will be considered.

North Lanarkshire Council is developing proposals to acquire a derelict site on Main Street, Coatbridge and surrounding properties allow a cohesive town centre residential development to be taken forward and address the failure of the market to redevelop this site. The development site has a number of properties in varying condition and a large unsightly gap following a fire in March 2017. Redevelopment is required to protect this part of the town centre from further decline and improve its overall viability and sustainability. Residential development within a town centre which has the highest commercial and retail vacancy levels of any of North Lanarkshire Town Centre provides best fit with North Lanarkshire's Ambition Plans and Economic Regeneration Delivery Plan (ERDP), whilst the acquisition of immediately adjacent buildings within the site provides a more comprehensive and viable option for its wider regeneration. The Growth Team intend to appoint an external design team in order to faciliate design development for three potential residential options for the proposed site as shown on the following plans, based on current, expected and potential acquisition scenarios. The successful tenderer will take responsibility for the following key items, which should be priced individually, thereby providing a range of options within each of the three acquisition scenarios as follows: - Planning Application - Demolition Warrant - Contract Administrator and overseeing consultant for demolition - Detailed cost breakdown and options appraisal
