Notice Description

Rehabilitation works to 2 separate pre-1919 4-storey tenement closes at 568 Maryhill Road and 23 Northpark Street. To convert all 16 flats into mainstream accommodation to meet all current Building Standards. The focus will be on internal improvements and repairs, with only essential external fabric repairs when necessary, although 23 Northpark Street will require structural repairs and a new roof. Internal flat layouts will require to be revised although significant structural alterations are to be minimised wherever possible. The tenement on the Maryhill Road frontage also has 3 ground floor commercial units, 2 of which are currently trading. Minimising disruption to these businesses will be crucial.

Single Stage process balancing price and quality with a 70% weighting to price and 30% weighting to quality.. Total anticipated works cost = GBP 1,750,000 Architect and QS Services will complete the design team as separate appointments. As the project progresses it is anticipated that additional services, such as a Principal Designer, then a main works Contractor will be appointed. The Architect is the lead consultant, but each consultant will be appointed directly by the Association.
