SOSE is seeking advice on marketing, potential rental values, and also to secure agreements in principle from potential future occupiers of the space at the future Mountain Bike Innovation Centre in Innerleithen.

In partnership with Edinburgh Napier University and Scottish Borders Council SOSE is developing the world's first Mountain Bike Innovation Centre (MTBIC) in Innerleithen (see https://www.oberlanders.co.uk/work/mountain-bike-innovation-centre). This forms part of the wider GBP 19m Mountain Bike Project, which will build on the strength of mountain biking in the South of Scotland by delivering the MTBIC and a world-class Adventure Bike Park and Trail Lab. The MTBIC is proposed to be complete by 2025 and will be housed within the converted 'B' listed Caerlee Mill building. It will extend to approximately 2650 sq m (28,500 sq ft). It will house collaborative workspaces and three fully equipped testing and research labs to support entrepreneurs, research, and development projects, cutting edge testing and teaching. It will be Scotland's hub for the cycling industry with a wider virtual network built around the offices, event spaces and public facing spaces showcasing products and technology. The MTBIC will feature the world's first independent innovation and testing centre for mountain biking uniquely located next to the proposed Adventure Bike Park. This connection to a world class trail network allows for ground-breaking on-trail Research and Development, all seamlessly linking data collection to the MTBIC via a private 5G network.
