Leanchoil Trust (LT) invites you to submit a tender for the provision of Design Team Services (RIBA 4-7) for the Leanchoil Trust's project which will see the creation of the Leanchoil Centre for the community with a focus on Health and Wellbeing.The Leanchoil project will restore the physical fabric of the Category B listed building, to become a new centre for health and wellbeing, creating a new chapter in the history of Leanchoil for future generations.

Lot 1

Leanchoil Trust (LT) is seeking to appoint a design team with advanced conservation accreditation to support them in the redevelopment of Leanchoil Hospital's main building. This is a B listed building which sits in a 9.5 acre site and is one of 7 buildings, two of which are unlisted (the SAS ambulance station and a modern bungalow). All other buildings are listed by curtilage whilst the trees are covered by a Tree Preservation Order. The costs for all aspects of the project including capital repairs and adaptation, professional fees and LT staff costs, is estimated to be in the region of GBP 9 million (excluding VAT). However, it should be noted that whilst the Trust aspires for all capital works to be undertaken for the Leanchoil Centre in a single phase, this is now considered unachievable due to the significant uplift of costs and the challenging funding landscape and a potential shortfall. Therefore, a phased area approach will be necessary where specific rooms and services are developed out as and when funding allows. This means that the Trust requires to adopt alternative approaches that are both deliverable and practical, whilst also meeting the desired outcomes of the National Lottery Heritage Fund and other funders such as Historic Environment Scotland (HES). The Design Team will initially be appointed for Stage 4 for the Technical Design. This will be limited to the area of the building (referred to as the Core of the Leanchoil Centre) and fabric repairs for the building envelope. In addition to this the Quantity Surveyor will be required to present costs in such a way that reports are presented that meets the particular requirements of NLHF and HES, differentiating between heritage conservation construction costs and new build elements to aid reporting and funding requirements. This project is dependent on successful funding awards from the National Lottery Heritage Fund (NLHF) and the Scottish Regeneration Capital Grant Fund (RCGF). The Design Team should note that a break clause will be required during the 4-5 month decision making process before Contract commencement (RIBA 5-7) and will be subject to LT securing funding. Note: The phased areas of the building programme can be seen in the attached phased plan, with colour coding.

Renewal: A fixed lump sum for Stages 4-7 for: Technical Design, submission of Building Warrant, tender report/contractor tender and appointment and administering the contract for the following as shown on the phased plan Project 1: Phases 1, 2 & 4(a) plus external works Add Fee Quote for future phases 3 and 4(B)
