Notice Description

The Contracting Authority is committed to increasing housing supply in the Borough with a key focus of increasing the supply of affordable housing. Working in partnership with the successful bidders the Contracting Authority will reinvigorate developers' enabling roles and to move into a more collaborative local approach to the housing management services provided in the borough regardless of landlord.The Contracting Authority undertook an assessment of its owned sites with approximately 30 being identified. These have the potential capacity for 800 homes and an element of commercial space. The sites vary significantly in terms of their capacity from just a handful of units, to sites with capacity for c.400 units. A number of the smaller sites comprise of street properties which may simply require refurbishment. The larger sites will require the potential bidder to manage and submit a planning application to Contracting Authority, procure a project team, manage the construction process, deliver mixed tenure and mixed-use projects and to manage and maintain into the future. For each of the sites, the type of housing to be delivered will vary on a site by a site basis and it will be for Contracting Authority to provide a preferred tenure mix.It is the intention where possible to maximise the delivery of affordable housing, on a policy compliant basis, spilt between 60% of affordable/social rent and 40% intermediate housing. The Contracting Authority has sought partners based upon their development expertise and experience as well as the quality of the homes they intend to build together with their proposals for the long-term management of the properties.
