Notice Description

Teignbridge District Council (TDC) is looking to identify and appoint the most suitable solicitor firm to support the acquisition and long-lease of a series of Parcels of land (see Appendix 1 for land Parcels) that comprise Ridgetop Park South-West Exeter Suitable Alternative Natural Green Space (SANGS). This large new greenspace (35-40 hectares) is being delivered via a phased approach and land is from different developers/land agents to support development land in the South-west of Exeter (SWE1 in Local Plan). The land for Ridgetop Park has formerly been used as agricultural land and Parcel A3 is an inert landfill site. For Parcel D there are detailed Heads of Terms to inform the Transfer drafting, alongside Heads of Terms for the access/works licence for construction of the Parcel D car park (both HOTs to be shared upon request but must be held and treated as confidential & sensitive data and deleted if not successful with the tender). For the other land Parcels there is already either a drafted Transfer (Parcel A1 car park), land contract (put/call document (Parcel A1 car park, Parcel A2, Parcel A3), or agreement for lease (Parcel B car park). Each land Parcel will require a suitable Transfer document based on the existing documentation but with some updating to ensure they are completely up-to-date ahead of respective Completions. Following the acquisition of a Parcel, there will be instatement works to change the use to SANGS, and then the long-term maintenance arrangements must be secured. This is via a long-lease and associated funding agreement, which are already drafted. However, there will be some refining ahead of each respective Completion. All existing, associated legal documentation can be shared upon request but must be treated as confidential and sensitive data, and must be deleted if not successful with the Tender.
