Small Site Housing Development (the development of affordable homes in Cornwall)
Notice Description
Cornwall Council has been successfully selected as one of three Local Authorities to take part in a new initiative with Local Partnerships that is aimed at encouraging smaller builders to develop properties across Cornwall. This is a pilot initiative whereby the Council is seeking to accelerate the development of small sites in private ownership, suitable for new housing development, which will help to increase the supply of affordable homes. Under this initiative the Council would enter into a contract to forward purchase newly constructed homes for rent off-plan, for a fixed price to be agreed with the house builder; with financial support along the build process. Cornwall Council has set aside a budget of up to PS4.7m which can be used to purchase new affordable homes off plan. The Council intends to evaluate proposals to encourage investment in small sites by reputable developers and builders that are accredited by NHBC or LABC or an equivalent body or willing to achieve such. Cornwall Council wishes to encourage Developers to come forward with proposals on small sites. It is hoped that the Council's budget will enable several of these types of schemes to be approved in different parts of Cornwall where more affordable homes are needed. The Council is assisting in the target of delivering circa 800 affordable homes a year, via a range of delivery mechanisms, including opportunities for SME's. Responses to this Invitation to Submit Proposals should be completed, by all Developers who wish their schemes to be considered by the Council, by no later than midnight on 19th March 2021. PLEASE NOTE: The information you will need to download and complete, in order to submit your proposals and any additional information requests or queries MUST only be raised via the Proactis E- Procurement Portal via supplyingthesouthwest.org.uk,, using the messaging system, for Project Reference DN525199 Small Site Housing Development (the development of affordable homes in Cornwall).
