Notice Description

Royal National Orthopaedic Hospital NHS Trust ("the Authority") seeks to appoint a bidder to construct a Patient step down facility with rehabilitation services at the Stanmore site. The facility once constructed will provide for the following three elements: 1. Independent living assessment unit 2. Overnight parent/carer residential accommodation 3. Patient step down facility with rehabilitation services (the bidder will be providing all services in this facility) Independent living assessment unit This element of the construction will be an independent living assessment unit for patients who are fit for discharge from hospital but require assessment as to their ability to live independently in accommodation, prior to discharge to their home (or other appropriate setting). Employees of the Trust will provide relevant support and assessment services to these patients as appropriate. A development agreement will govern the works and a headlease will be granted on completion to the successful bidder, with a sub-lease back to the Trust to enable the Trust to use the premises to deliver the service to those patients. Subject to the meeting of funding conditions, external funding may be available to the preferred bidder by way of a PS1 million contribution for this element (Subject to fundraising being achieved by RNOH Charity (registered charity number 1166129) Overnight parent/carer residential accommodation This element of the construction will provide for overnight residential accommodation for paediatric patient's parents/carers. A development agreement will govern the works and a headlease will be granted to the successful Bidder on completion, with a sub-lease back to the Trust. The Trust will then issue a further sub-lease of the premises to the Sick Children's Trust to enable them to deliver the services required to the parents/ carers. Subject to the meeting of funding conditions, external funding may be available to the preferred bidder by way of a full contribution for this element. Patient step down facility with rehabilitation services This element of the construction will consist of a patient step down facility. The developer will retain the income generated from this. A development agreement will govern the works and a headlease will be granted on completion from the Trust to the preferred bidder. Subject to the meeting of funding conditions, external funding may be available to the preferred bidder by way of a contribution of PS1.5 million for this element (if the development and commercial plan meet the MOD's Chavasse Report requirements and the Trust wishes to discuss with bidders further).
