Notice Description

The proposed site is an unoccupied caretaker's lodge situated on the grounds of Sandhurst School, Owlsmoor Road. The building is a single storey, 2-bedroom bungalow with a garden and garage with a lean-to roof. The bungalow is self-contained with a timber fence providing segregation from the school. It is proposed the existing caretaker's lodge will be converted to a nursery and extended to double of its existing footprint. The extension will be cavity wall construction, traditional strip foundations and have a flat roof with 6no. rooflights to provide natural light to new area. The existing garage to the east of the building will be demolished, and a lightweight canopy structure will be constructed in its place. A buggy store will be provided along the east elevation beneath the canopy. Internally, the kitchen will be retained whereas the existing toilet and bedroom will combine to form 3 new WCs and an additional disabled WC. The internal partitions will be reconfigured to provide a cloakroom at the main entrance and an office opposite. The new area will be open plan and spacious with natural light provided by 6no rooflights. Two French doors will provide access to the rear garden. The Rowans Children's Centre is located on the same site as Fox Hill Primary School. The proposed site is to the north-east of the main building in the corner of the playing field. A new modular building will be positioned in the north west corner of the playing field, adjacent to the carpark. The modular building will be single storey with shallow mono pitch roof and timber cladding. There will be 3no sets of double doors on the front elevation with windows and windows on the rear elevation to provide visibility to the carpark and cross ventilation. An Equality Act compliant ramp will provide wheelchair access to the decking and main entrance. Internally, there will one large open plan room for the nursery with a kitchen and wet play area. Toilets located centrally with access from the main room. To the left, the circulation area can be used as a cloakroom and there is an office in the left corner.
