Scope of Works - The block consists of 68 flats over 5 stories including some commercial units at ground level. Constructed in 2009 recent investigations have identified deficiencies in fire compartmentation. These have been detailed in the Fire Engineers PAS 9980 report and subsequent investigations into the internal areas of the building. The requirement now is to rectify the areas of non-compliance identified and it is proposed to enter into a JCT D&B contract with the successful tenderer to complete these works. External works include provision of cavity barriers at floor levels, compartment walls window openings and around vents. Removal and replacement of combustible material within external walls. Finishes to walls are mixture of brickwork, stone panels and zinc. Internal works include replacement of flat entrance doors, communal doors, upgrading of risers, AOV shafts, partitions and fire stopping. Potential upgrading of partitions within flats. The flats are a mixture of general needs rent and leaseholders. The work will be done with residents in occupation.
