    Introduction: Aster Group is a housing association with a clear vision: Everyone has a home. We own and manage over 37,000 homes across the south of England and London, and we’re investing £680 million into our homes by 2030 to ensure they are safe, energy-efficient, and future-ready. Asset Management Strategy: Our strategic approach to asset management is a cornerstone of our vision that everyone has a home. It ensures we provide safe, secure, high-quality homes and services by: • Managing our properties effectively • Planning future investments wisely • Improving energy efficiency for affordable warmth and comfort • Supporting environmental sustainability Following a comprehensive stock condition survey, we’ve updated our business plan and secured £680 million to invest in our homes by 2030. This data-led approach gives us a clear view of where investment is needed most and how we can deliver the greatest value for our customers. To support the delivery of this investment, Aster has published a UK1: Pipeline Notice (2025/S 000-026027), offering early visibility of our future procurement plans. This marks the beginning of a major programme of planned works across our property portfolio, laying the foundation for a new, more collaborative way of working with our supply chain.     The procurement will cover arrangements for the delivery of planned works including but not limited to planned maintenance replacement of key building fabric elements and mechanical and electrical installations, cyclical decorations, and upgrade and investment works along with one off building related projects across the Aster Group with some elements being delivered in conjunction with Aster's in-house Direct Labour Organisation (DLO). Delivery of the requirements will be across a geographically diverse footprint centring on Hampshire, Dorset, Wiltshire and Somerset and including London, Devon and Cornwall along with extended operational areas such as Oxfordshire, West Sussex, and Gloucestershire. Works may include but are not limited to: Roof replacements Window and door replacements Kitchen replacements Bathroom replacements Aids & Adaptation work Heating system installation, upgrade and replacement (domestic and commercial including renewables) Electrical installation upgrades and replacements External fabric repairs Groundworks and drainage Cyclical decoration programmes Major projects Fire Risk Assessment works (including compartmentation, firestopping and fire door replacement) Fire detection systems and emergency lighting upgrade, installation and replacements Lift upgrade and installation works Door entry system replacements and installations Retrofit/Energy/Warm Homes projects Asbestos removal
