Golden Lane Estate Major Works Renewal - Crescent House Main Contractor
Notice Description
The City of London Corporation seeks to appoint a Main Contractor to deliver refurbishment, building safety, compliance and energy efficiency improvements at Crescent House, a Grade II* listed occupied residential Higher-Risk Building. Works include window upgrades, M&E replacement, fire safety improvements, roof and facade repairs, drainage and communal area upgrades. The contract will be delivered through a Pre-Construction Services phase, Enabling Works phase and Main Works phase. The building will remain occupied throughout, requiring phased delivery, resident decants, stakeholder engagement and support for Building Safety Regulator approvals. This tendering exercise is being undertaken using the electronic tendering system 'City of London Corporation Sourcing & Contracts Portal' (https://cityoflondon.ukp.app.jaggaer.com/). Suppliers will need to register an interest on the system in order to participate and registration is free. The estimated contract value given at sections 31 and 32 is for the full duration of the contract including the maximum possible extensions.

Options: The contract includes an option for the Employer, following completion of the Pre-Construction Services and Enabling Works phases, to issue a Notice to Proceed for the Main Works phase. The Employer is under no obligation to issue the Notice to Proceed and retains sole discretion as to whether the Main Works are instructed.
Planning Information
As part of our preliminary market engagement, we are issuing this UK2 notice to share early information regarding the upcoming Golden Lane Estate Investment Programme. An accompanying information pack is provided to give contractors insight into the scope, objectives, and procurement approach for the project. To support this engagement, we will be hosting an in-person information event on Tuesday 2nd July 2025, where interested and experienced contractors will have the opportunity to learn more about the programme, engage with the project team, and participate in a live Q&A session. This event aims to obtain early dialogue, clarify any initial queries, and inform the development of the forthcoming procurement strategy. This session will include: A detailed overview of the Golden Lane Estate Investment Programme The proposed delivery and procurement options, including phased decant strategy Offer contractors an opportunity to provide feedback Include a live Q&A session with the project team Following this session, contractors who remain interested will be invited to engage in one-to-one discussions to explore the programme and procurement strategy in greater depth at a later date. Contractors are encouraged to review the information pack in advance and attend the session.
