Weyside Urban Village - Phase 4 Enabling Works and Infrastructure
Notice Description
The Project: * Works packages form part of the wider 'Weyside Urban Village' (WUV) programme, delivering c. 1,550 dwellings; local centre comprising retail, healthcare, community, and nursery; flexible community facilities; flexible employment space; new Council Depot; and associated road infrastructure, landscaping, and amenity space. * Current Works already underway or completed are Phase 2 Infrastructure works, Phase 1-3 Infrastructure works, Off Site Highways works, New Council Depot and the relocation of the Sewerage Treatment Works. Location * Area named Ph 4, Weyside Urban Village (Slyfield regeneration Programme), land of existing Thames Water Sewage Treatment facilities, Guildford, GU1 1QG. Description of works * The works for this area involves two separate contracts, relating to the Weyside Urban Village, Phase 4. The Works under each contract comprise of: Ph 4 Enabling Works Package Scope: * Demolition of the existing sewage treatment works (ESTW) * Vegetation clearance and tree felling * Topsoil stripping * Archaeological Investigations * Ground Investigation Works * Other Necessary surveys and investigations i.e. topographic survey Contract: Let Under a JCT 24 Standard Contract (with Employers amendments) based on the Employers Requirements Contractor to provide 'post contract' Principal Designer's services. Programme dates: Enabling Works Agree Contracting & Procurement Strategy Aug 26 Commence procurement of Enabling Works Sept 26 Enter into Contract for Enabling Works May 27 Start on Site Nov 27 Ph 4 Main Contract Works Package Scope: * Sitewide remediation of contamination * Site platform creation and levelling * Drainage infrastructure, pipework, manholes, attenuation tanking, petrol interceptors * Swales and attenuation basins (including any landscaping) * Utility infrastructure, ducting, chambers, pipework * Highway formations - extent of roads * Street lighting * Phase 2 SMC /Slyfield connection * Non-Motorised User (NMU) * S278 Junction Works * Other Necessary surveys and investigations Contract: Let Under a JCT 24 D&B Contract (with Employers amendments) based on the Employers Requirements Contractor to provide 'post contract' Principal Designer's services. Programme dates: Main Contract Agree Contracting & Procurement Strategy Aug 26 Commence procurement of Main Contract Works Mar 27 Enter into Main Works Contract Mar 28 Receive ground investigation information from Enabling Works contract to firm up PS From June 28
Planning Information
Guildford Borough Council is undertaking a programme of soft market engagement to inform the procurement strategy for the Phase 4 works at Weyside Urban Village. Interested organisations are invited to attend a Contractor Open Day to gain an overview of the project, the proposed procurement approach and programme, and the forthcoming contract opportunities for both the Enabling Works and Main Infrastructure Works packages. The event will include a project presentation, site overview and an opportunity for attendees to ask questions of the project team. The Contractor Open Day will take place on 9 September 2026 at Weyside Urban Village (Slyfield Regeneration Programme), Guildford, GU1 1QG. Organisations wishing to attend must register their interest by 1 September 2026 by emailing the Council's Procurement Team at procurement@guildford.gov.uk. Joining instructions and further event details will then be provided to registered attendees. This engagement is intended to provide the market with an early understanding of the proposed works and procurement strategy. It does not form part of any formal procurement process, and participation is entirely voluntary. Further procurement information will be issued separately following completion of the market engagement.
