This opportunity suits an SME or larger contractor able to provide a fully integrated modular design-and-build service. Bidders need relevant experience of turnkey projects of comparable scale and complexity, including at least three comparable projects completed within the previous five years with client references. They must be able to act as Principal Designer and Principal Contractor and comply with the Construction (Design and Management) Regulations 2015. The requirement calls for suitable qualifications and accreditations, robust health and safety and quality assurance systems, project management resources, risk management and delivery planning. Submissions must include a concept design pack, programme, risk register, accessibility statement and methodology. Appropriate public and employers’ liability, professional indemnity and contractors’ all-risks insurance are required.

Lot 1

Options: The Contracting Authority reserves the right to instruct optional additional works associated with the Cafe and Community Facility project. These may include enhancements to external seating areas, landscaping, renewable energy installations, additional fit-out elements, specialist equipment, community facilities, or other related works identified during the design development process. Any such options will be subject to available budget, formal approval by the Contracting Authority, and agreement of costs. The aggregate value of any optional additional works will remain within available approved budgets and applicable procurement legislation.

Renewal: The Contracting Authority reserves the right to extend the contract for up to 2 months beyond the initial term. Any extension will be at the sole discretion of the Contracting Authority and may be used where additional time is required to complete outstanding works, address unforeseen site conditions, accommodate statutory approval or utility connection delays, complete snagging and defect rectification activities, or ensure successful project handover and close-out. Extensions may be awarded in increments of up to 1 month each, with a maximum aggregate extension period of 2 months.
