Summary of the contracting process

The Courtauld Institute of Art, with King’s College London as a buyer, is procuring mechanical, electrical and public health building installation works for its London project. The scope covers surveying, isolating and removing existing services; enabling and decommissioning works; drainage, sanitaryware, cold and hot water, heating, chilled water, heat pumps, underfloor heating, VRF cooling, gas, metering, ventilation and smoke-control systems; and electrical distribution, lighting, life-safety systems, power, earthing and protection. The works also include plant handling, testing and commissioning, systems integration, temporary works, fire stopping, insulation, documentation, training, cleaning, warranties, seasonal commissioning, BREEAM requirements and soft landings. Delivery is in London, including work affecting the East Wing, Library and retained existing services.

Relevant experience should include up to three comparable contracts from the past three years, subcontractor and supply-chain management, design coordination, BIM 360 quality records, DfMA or offsite manufacture, commissioning and integrated systems testing. The requirement favours businesses able to manage long-lead materials, labour and market risks, and coordinate utilities and specialist subcontractors. Expected credentials include Constructionline, SSIP, ISO 45001, ISO 14001 and ISO 9001, plus FORS Silver and compliance with Westminster requirements such as CLOCS. £10 million employer’s, public, professional indemnity and product liability insurance is required or must be obtainable before award.

MEPH 1. Survey, isolate, strip out and dispose of relevant existing services in a safe manner. 2. Survey and report on condition of existing services in the Phase 1 areas that are being retained 3. Water booster set located in the 'Strands vaults', provided as Part of Phase 1 is to be extended as part of Phase 2 works. 9. Hot water plant and distribution pipework including insulation 10. Low temperature hot water (LTHW) heating systems 11. Dry riser system 12. Water treatment, flushing & chlorination 13. Specialist water treatment / humidification systems (RO plant) 14.
