Overview of the BuildingThe building is a 3-storey dual frontage end-terrace in a high street location, with large arched windowsThe original building to the front is solid walled brick likely constructed between 1895-1900 with floors of unknown materials. To the rear is an extension dating from approximately the 1980s, steel framed with brick and block cavity wall and concrete floors cast on a steel tray. A block stair core has been constructed within the building, presumably at the time the extension was built, to provide a protected means of escape in the event of a fire. The lower two floors have suspended ceilings while the top floor has plasterboard ceilings with loft spaces above (being a partial loft space to the rear extension).The building is not listed or in a conservation area. The brick facade has apparently been added to the original brick beneath at the time the rear extension was constructed. Some of the original roof parapet features appear to have survived or been reinstated. Efforts have clearly been made to preserve the original character of the building when undertaking the extension works, with the arched top to the ground floor windows and the parapet gable features at roof height having been retained, or at least copied sympathetically as part of modern improvementsThe 3-storey building is end-terrace, the original building having a party wall to the North East elevation, although it should be noted that this wall extends above the roofline of the 2-storey adjoining property. The remainder of the original building fronts directly onto the pavements of Holton Road and Regent Street. The more modern rear extension fronts onto the pavement of Regent Street to the South West, the garden of the adjoining property to the North East and a small car park belonging to the Careers Wales property to the North West. At the corner of Holton Road and Regent Street the building has a small section of wall which faces due South (the original location of the main entrance) and is relatively unshaded by nearby buildings due to the diagonal distance across the crossroads.We require the contractors to fit the following:* Munster Joinery Passiv PVC frames* Triple low-E glazing with sun protection, 16mm Argon* VELUX A/S GGU K roof windows* Quadruple low-E glazing 12mm KryptonAlso the disposal of removed windows and frames. A Recycling and Waste management plan needs to be submitted upon award of contract.You are required to submit the safety certificates and window compliance documents. All windows must meet health and safety standards. They must be constructed to the Relevant building standards and building regulation approved documents (Wales).The installation must be completed by Jan 14th.1.
