Fabric Repairs and Re-ordering of Grade I listed St Peters Church, Ruthin and attached Grade II* lis
Notice Description
Expressions of interest are sought from building contractors experienced in the heritage sector who are willing to submit a competitive tender for the following works:External fabric repairs and internal reordering of the Grade I Listed Collegiate and Parish Church of St. Peter, Ruthin, and attached Grade II* Listed Old Cloisters, at St. Peter's Square, Ruthin, LL15 1BL. The purpose of the works is to make the church building fit for C21st Worship and community use, and the Old Cloisters capable of accommodating 'faith tourists'. Both buildings will have wheelchair compliant ramps at their main entrances supporting inclusive use of the facilities created.Fabric repairs largely concentrate on the walls of both buildings. Defective masonry and cement facing of stones will be cut out and new stone inserted, the church building patch pointed, and the Old Cloisters subject to a complete repoint. All repairs will be carried out materially 'like for like'. The ground floor casement windows in the Old Cloisters will be refurbished, those on the first floor renewed, whilst opening hoppers built into the church windows will be overhauled and made operational. Works to roofs will be limited, both buildings having had relatively recent extensive works, although the copings to the church gables will be removed and re-bedded on lead dpcs.Inside the church, pews will be removed from the twin Naves, the floor levelled, and new finishes laid to allow inclusive use, whilst in the North Nave a new intervention with gallery over will house facilities supporting worship and wider community use of the building. Extensive modifications and renewal of the heating, mechanical and electrical systems will be made, along with drainage connections to the existing mains system.Except for constructing a WC cubicle, no works will be undertaken above ground floor in the Old Cloisters. Interventions here are concentrated in the less significant western areas of the ground floor, breaking through new openings in walls and sub-division in lightweight partitions to form en-suite shower rooms for the pilgrim's accommodation. Kitchenette facilities will also be provided in a multi-purpose Breakfast Room. All necessary modifications to mechanical and electrical systems will be made, including complete renewal of the ground floor heating system. Drainage will connect to the same existing system as the church, to the west of the building.The value of the works is approximately PS1.3 million and will be funded by a UK Government 'Levelling Up Fund' grant and match funding provided by the Church / Mission Area. Commencement is anticipated in April / May 2024. The successful tenderer will be expected to deliver the works under the terms of the standard JCT Intermediate Form of Building Contract.In the first instance interested parties are to submit details of the following:* Examples of 3 no. projects of similar scale and value, (1 no.
