Notice Description
Clydebank Care Home will be a new build facility to provide facilities to support 84 residents and a Day Care facility for 50 users. The project will be a design and build contract. Employers Requirements will be prepared at RIBA stage 3: Developed Design. The project is subject to a Major Planning Application which will be completed prior to the appointment of contractor. The form of contract is NEC3 Option A, priced contract with activity schedule

Lot 1
The project is to deliver a new 84 bed Care Home and 50 person Day Care Centre for Clydebank. The site area for the project is 10158m2 and the proposed GIFA for the building is 5095m2 The client is West Dunbartonshire Council. The new facility replaces existing care homes and day care centres within the Clydebank area, and there will be a period of migration following handover from the contractor. The project value is in the region of 9-10Million GBP. The contract type will be design and build; using NEC3 Option A with activity schedule. The current design team who have prepared the Employers Requirements will not be novated to the contractor. The contractor will be required to follow BIM level 2, including providing a 'level 6 - as constructed' detail model. Contractor Appointment is expected in November 2016. Commencement o site expected first quarter 2017 with a construction period of 65 weeks.[Now a site start date of October 2018] The site is in close proximity to the Clydebank Town Hall and there will be public interest in the project. The site is an early phase, the 'Health Quarter', of the Queens Quay master plan development of the former John Browns Shipyard site in Clydebank. As such there will be adjacent construction projects on-going concurrently. The site is adjacent to the Inner Clyde SSSI/SPA relating to bird species and also close to the main landing flight path for Glasgow Airport The project is expected to achieve a BREEAM 'Very Good' rating and an EPC rating of B+. The project is expected to realise some Community Benefits through the construction phase including delivering training opportunities. The project is expected to include specialist sub-contractors to deliver the requirements of the building.
