Notice Description

Trust Housing Association is seeking to enter into Contract with a suitably experienced Contractor for the provision of annual servicing and reactive maintenance for gas appliances incorporated within the Association's properties located across Central Scotland and Angus regions for a three-year period commencing 1st February 2017 to 31st January 2020 with the possibility of further one-year extensions to the Contract, up to a maximum of two additional years in total. The total number of properties included in the contract is 356nr however this may increase over the course of the contract due to fuel switching.

The Contract is based on 356nr mixed tenure properties and includes staffed sheltered housing developments, retirement housing, amenity housing and general needs housing distributed across various Local Authority areas in Scotland as summarised below:- 1. Angus - 14nr properties 2. Argyll & Bute (Strachur) - 20nr properties 3. Clackmannanshire - 7nr properties. 4. East Ayrshire - 16nr properties 5. East Dunbartonshire - 93nr properties 6. East Renfrewshire - 58nr properties 7. Edinburgh - 22nr properties 8. Fife - 2nr properties 9. Glasgow - 10nr properties 10. Inverclyde - 1nr property 11. North Lanarkshire - 42nr properties 12. Renfrewshire - 1nr property 13. South Lanarkshire - 4nr properties 14. Stirlingshire - 9nr properties 15. West Lothian - 57nr properties The works comprise the annual servicing and reactive maintenance of gas and electric heating systems and shall include everything necessary for this work, including all labour, parts etc., of all gas installations and includes gas supply piping from the gas meter to all appliances, gas fires, gas appliances, gas back-boilers, combination boilers, condensing boilers and full or partial central heating systems including flues, together with all electrical work associated with these installations up to and including any flexible electrical cord to pumps, boilers etc. Checking and testing of associated electrical work will be carried out by personnel fully conversant with the current IEE Wiring Regulations and testing procedures. At the time each service is carried out the engineer shall also check the operation and condition of all standard domestic smoke detectors (not warden call system detectors) and Carbon Monoxide detectors installed within each property. Thermostatic mixer valves shall also be checked at the Southbank Road development in Kirkintilloch. Cookers/hobs are also to be visually inspected with aspects to be checked and noted including; location, stability, ventilation, proximity to combustible material and a tightness test. Results of cooker/hob inspections to be noted under the appliance section on the Landlord's Certificate against Annual Servicing/Safety Check & Cooker Safety Check. REACTIVE MAINTENANCE TO GAS HEATING INSTALLATIONS This Contract will cover all normal repairs to the heating appliances, systems, flues and pipework from the meter.
