The completed survey information is required to be uploaded to the Council's e-Management system: Innovations APEX Asset Management System.

North Ayrshire Council requires a suitably experienced Service Provider to collect, validate and report upon condition information of 2800 domestic properties in North Ayrshire including the Isle of Arran, for the purpose of improving existing records regarding compliance with the Scottish Housing Quality Standard (SHQS). The completed survey information is required to be uploaded to the Council's e-Management system: Innovations APEX Asset Management System. A small percentage of NAC properties have no previous condition information due to non-access, new build properties and properties which have returned to NAC ownership. Surveys required are Internal, External, min RdSAP (Reduced data Standard Assessment Procedure) and where required common block. The Scottish Housing Quality Standard (SHQS) is the Scottish Government's principal measure of housing quality in Scotland. The SHQS is a set of five broad housing criteria which must all be met if the property is to pass SHQS. These criteria comprise of 55 elements and nine sub-elements against which properties need to be measured. The purpose of establishing a minimum housing standard in Scotland is essentially to provide a 'floor' below which a property should ideally not fall.. Contract duration is 3 years however there is no option to extend beyond this period. If the requirement exists after the 3 year period then the contract will be re-tendered.
