Lot Information

Lot 1

The scope of works will be in accordance with the design drawings, description of works and specifications and will include:- Demolition Demolish and remove all blockwork, roof, interior from stone-built single-story former Manse building. Site Works Assess site and excavate to provide for new Nissen shed, Workshop area, Market area, and Conservatory; Pour slab for Nissen together with retaining works as needed; Lay foundations for Workshop area, Market area, and conservatory; Relocate services as needed; Grade site and entrance and lay paths per drawings; Erect fencing and gates; Extend parking in crushed rock Building Works Source and erect Nissen shed 7.31m x 27m, colour blue, 4 skylights with one closed end; construct viewing porch and fire escape exit per drawings and construct removable access panel/access door and glazed inserts to south gable end of Nissen. Construct new hipped roof on Manse with composite slate finish to match existing centre; rebuild chimneys; Construct new internal partitions to Manse; Revise windows and doors to Manse as indicated; Manse to be fully insulated. Construct new Workshop and Market areas between Manse and Nissen including glazing and doors per drawings; Workshop roof to be insulated profile sheeting; Market roof to be same material as Manse; market exterior to be timber; Erect conservatory link between Market area and existing Hall; construct entry to Hall. Nissen, Workshop, Market and Conservatory to be unheated. Finish Manse walls plasterboard, to be taped and filled; with timber skirting and trim; all rooms with Marmoleum flooring; Nissen unfinished except for viewing porch, road end, main entry; Workshop area flooring to be timber extending into Nissen per drawings; Entry / Market area flooring to be pavers Conservatory flooring to be pavers Services Electrics/lighting: new wiring to all new construction from existing panel; Track lighting in Nissen, Workshop, Market, Conservatory, plus fluorescents in Workshop; sockets throughout above and Manse rooms; Heating: individual heaters in w/ thermostatic control in Office, Shop, WC and Activity Room of Manse; Sanitary: one standard Twyford toilet and basin in Manse Accessible WC, revise existing plumbing to suit; small hot water heater; no. 2 exterior watertaps Stages of Work to be undertaken in the following sequence: 1. Demolition 2. Construct foundation for Nissen 3. Reconstruct Manse 4. Erect Nissen shed Boat Haven 5. Construct Workshop and Market areas 6. Construct Conservatory 7.
