Southside Housing Association invities tenderers to quote for undertaking a stock condition survey (SCS, to assist in meeting their legislative and business planning obligations.

Lot 1

SHA are commissioning a survey to assess the state of repair or condition of the Association's current building stock in connection with the preparation of a planned preventative maintenance programme. SHA invites tenders from suitably qualified, competent and experienced consultant to undertake a comprehensive stock condition survey, this shall include: SHA's aim is to maximise the efficiency and effectiveness of the stock condition survey, ensuring that surveys are targeted to ensure the information provides robust data for future business planning purposes. SHA require to achieve 60% survey coverage (subject to final agreement), the appointed consultant shall be required to develop a survey methodology which considers this overall requirement, but it is anticipated that the individual stock survey percentages shall vary dependant on type, age, etc. The Association's stock primarily comprises pre 1919 tenements and 1960s multi storey flatted stock, appointed consultants should to be proficient in undertaking stock condition surveys on these construction types. The consultant as part of the survey methodology will be required to develop an appropriate cloning strategy to provide 100% survey data coverage. Relevant stock requires assessment against the Scottish Housing Quality Standard (SHQS), surveyors will be required to report on overall stock performance and develop and supply an appropriate data set which allows performance interrogation at property level by element and criterion.
