The works comprise the survey and maintenance of Fire Dampers to University buildings.

Lot Information

Lot 1

The range of work that needs to be undertaken will be a mixture of: i. Survey of ventilation plant associated with fire dampers in each building, recording ID's and mark up each one. (Using self-adhesive stickers with ID Number, building, date test); ii. Create an inventory of fire dampers in each building by location and type; iii. Carry out testing of each damper or system to manufacturer's instructions and to the appropriate British Standard. This must include as a minimum physically dropping the damper to demonstrate its effectiveness: cleaning channels and runners, applying (light) lubrication where necessary, and re-setting each damper. The contractor must confirm any maintenance which has been completed by producing the appropriate paperwork from his own system. The contractor must inform the Estates Department if significant repairs are required e.g. beyond consumables; iv. Retest of each damper as necessary; v. Provide a comprehensive report including location and status of each damper against marked up drawings and detailed exception reports in cases of failure; vi. List all remedial action required, in excess of the items outlined in iii above, so each damper is in efficient working order and good repair; vii. At the end of the works a comprehensive report to be provided to the University giving details of the dampers in each building including location, numbers and types of dampers, serial numbers or IDs, condition of damper, operation of damper and remedial actions. A test certificate must be provided for each damper.
