In order to maximise the funding available over the next financial year it is proposed that design and build contracts are tendered for up to a maximum of 20 units split between areas with appropriate demand such as Kirkwall, Stromness, Finstown and St Mary's, and on land available to the tendering contractor. The Design Brief has been determined by the Authority and will be available as part of any subsequent Invitation to Tender documentation. This approach would allow the Council to maximise capacity that is available within the local construction industry within the timescales available as well as maximising the funding that can be spent. The purpose of this Prior Information Notice is to test the market in order to establish available developer capacity to provide new build social housing for up to 20, one and two bedroom housing units in Orkney.It is proposed that bidders will be able to tender for a variable number of housing units, between two and six properties, on a LOT by LOT basis. The LOTs will be based on the geographical areas and unit numbers (ie 1 bed or 2 bed units). The use of LOTS is to be considered following the results of this market testing exercise as to the suitability of this approach for any resultant tendering exercise.
