Caledonia Housing Association's Bowerswell House, Bowerswell Road, Perth, PH2 7DN is a B-listed Italianate 2-storey stone ashlar building with a 3-storey entrance tower. It was built circa 1848. The building forms part of a sheltered housing complex with one cottage attached and several cottages dispersed within the grounds. The ground floor rooms within Bowerswell House are used, and will continue to be used during the period of the works, for activities associated with the sheltered housing residents and Housing Association business. The first floor rooms consist of two staff flats and two guest rooms which are currently vacant. The Housing Association has Planning Consent, Listed Building Consent and Building Warrant to carry out alterations to convert the first floor accommodation to form three flats for rent and a guest room for occasional use. Although the main entrance to the house currently gives access to the main central stairway, it is proposed that this access route and stairwell will be closed off for normal use by the upper floor occupants and that closing off is included in the scope of work. An existing separate access from the outside to the upper floor, segregated from the ground floor activities, is to be made available and forms part of the works. The Association is seeking to appoint a suitably qualified, skilled, resourced and experienced Contractor to carry out the scope of works in accordance with the contract documents. 1.3 Objectives The Association's intended objectives for this project include the following:- - To successfully deliver the project to a high quality/standard. - To minimise any inconvenience to the ground floor users of the building and to the Association's tenants occupying the sheltered housing complex. 1.4 Scope of Works This project is for the refurbishment of the first floor accommodation and associated works, to form: Flat 1 - Living/Dining Room, Bedroom 1, Bedroom 2, Kitchen, Bathroom & Store (3Apt/4Pers) Flat 2 - Living/Dining/Kitchen, Bedroom 1, Bedroom 2, Bathroom & Store (3Apt/4Pers) Flat 3 - Living Room, Kitchen/Dining, Bedroom &Bathroom (2Apt/2Pers) Guest Room - Bedroom/Sitting Rm & Shower Room Segregation of access to First Floor Accommodation Car Parking
