The types of properties Managed by the Association include rented sheltered housing, owner occupied sheltered housing (common and Manager dwellings / offices only) amenity and General Needs housing. 3. Key criteria to note are: - Contractors must be active members of LEIA - Contractors must be active members of CONSTRUCTIONLINE 4. The contract will be awarded as one LOT. 5. Quality audits will be undertaken by the Associations representatives during the works and throughout the warranty period and the Association would expect the successful tenderer to have their own quality assessment processes. 6.     "description": "Standards required from operatives The Contractor shall ensure that when services are performed in any complex, the following code of correct behaviour is observed: (a)all reasonable precautions are taken to avoid damage to or defacement, staining, dirtying of the furniture, floor coverings, or other effects within the premises; (b)nuisance, noise and other disturbance occasioned by the works in question shall be kept to a minimum or planned with the building manager; (c)all waste materials, cuttings, spillages or other are removed upon completion of the works; (d)under no circumstances shall the Contractor's operatives be allowed to smoke within the premises upon which they are or shall be from time to time engaged in the Services. The prohibition of this clause shall not be waived or considered waived by any party, e.g. Tenant's invitation to smoke etc. (e)The Contractor shall ensure that all persons employed in the performance of the Services shall at all times be properly attired and presentable in appropriate uniforms or clothing. (f)The Contractor shall ensure that personnel engaged upon these works issued with the protective clothing, footwear, equipment, material or other, appropriate, prescribed or recommended for the work or work conditions encountered or likely to be encountered by the said personnel. Regulations and Health and Safety 23.All works must be carried out in accordance with:- -The Health and Safety At Work Act 1974 -The Electricity at Work Act 1989 -BS7671:2008 (18th Edition of the Wiring Regulations) -Any other relevant regulations in force at the time of these works -The Lifts Regulations 1997 -BS EN 81suite of standards as noted in the specification -BS 7255: 2012 Safe Working on Lifts -COVID-19 guidelines in place at time of works General 24.Failure to visit any of the developments at pre-tender stage will not absolve any contractor from their responsibilities. 25.The Association demands the highest standard of workmanship. This must be evident in all aspects of these works. 26.As many of the residents may be unable or unwilling to leave their homes during this work, it is essential that the lift contractor ensures that no materials are left in a potentially dangerous location and that the residents' health and welfare are paramount at all times. 27.Dust sheets must be used at all times. 28.Failure to visit the site at pre-tender stage will not absolve the appointed Contractor from their responsibilities. 29.The lift contractor must possess a clearly visible form of identity at all times. 30.The appropriate welfare facilities will be available for all operatives where possible. 31.Before the commencement of any works, the successful tenderer shall submit a detailed programme for the execution of the aforementioned works. The enclosed information sheet (Appendix B.) regarding warden's hours should be used when formulating any programme (SC Ref:631324)",
