Notice Description

North Ayrshire Council ("NAC") are looking to notify the market of a future contract opportunity to develop the site at the former sheltered housing unit at Afton Court, Afton Road, Stevenston KA20 3EY. In order to reduce the time on site and accelerate the programme the plan is to utilise modular construction. The project will deliver 6 amenity bungalows, 2 one bedrooms and 4 two bedrooms utilising NAC's standard house type plans. A copy of the plans has been uploaded. The contractor will be expected to design and build the whole development, and NAC intend to utilise model form SBC563 Design and Build Contract for use in Scotland (DB/Scot). NAC hope to appoint a contractor during Spring 2021 and complete the works within 28/30 weeks with completion during Autumn/Winter 2021. Anyone interested in this opportunity should fully complete the questionnaire uploaded to the portal and return to William Tomelty at williamtomelty@north-ayrshire.gov.uk by 12 noon on 30th November 2020.

It is anticipated that this will be advertised in late December 2020 / early January 2021 as an open tender on the Public Contracts Scotland advertising portal. The procurement exercise will be carried out via the PCS-Tender e-tendering system. NAC have instructed a full site investigation. So far, we have received the topographical and GPR surveys, Flood Risk Assessment and CCTV drainage survey. This information will be available at the tender stage or if requested earlier. The 6 units will be constructed in accordance with the Modern Methods of Construction ("MMC"), category 1, pre-manufacturing (3D primary structural systems) which is a systemised approach based on volumetric construction involving the production of three-dimensional units in controlled factory conditions prior to the final installation. Volumetric units can be brought to final site in a variety of forms ranging from basic structure only to one with all internal and external finishes and services installed, all ready for installation.
