External building fabric upgrade works to two semi-detached blocks of four storey residential maisonettes; 72Nr individual properties in total.

The Works comprise the external refurbishment of two semi-detached, four storey,residential maisonette blocks (72Nr properties total). Addresses as listed below: - Block 5 Wester Common Drive, Glasgow - Block 27 Wester Common Drive, Glasgow - Block 6 Wester Common Road, Glasgow - Block 26 Wester Common Road, Glasgow The works generally comprise but are not limited to: Roof: - Removal, disposal and subsequent replacement of concrete tile roof coverings including timber battens, underfelt and sarking. - Removal, disposal and subsequent replacement of existing eaves fascia, soffit, bargeboards, gutters and rainwater pipes in uPVC. - Renewal of existing leadwork valley gutters. - Temporarily reposition and refit on completion of works TV aerials and satellite dishes as required by TV engineer. External Walls: - Hammer testing, hacking off areas of existing defective render and dubbing out as necessary. - Provision of cavity fill insulation to existing cavity walls. - External wall insulation with smooth render finish to walls. - Provision of polyester powder coated aluminium oversills. - Repairs to existing spalled concrete lintels and access decking. - Repairs to existing cracked brickwork. - Unclipping, temporarily removing and later reclipping existing TV, BT and other services cables. - Provision of new galvanised cable trunking to rear elevations. Windows and External Doors: - Removal, disposal and subsequent replacement of entrance doors and screens to common closes in aluminium. - Removal, disposal and subsequent replacement of glazed screens to common closes and drying areas in aluminium. - Provision of new timber doorset to drying areas. Upgrade Works to Common Closes Generally: - Hack off, disposal and subsequent replacement of existing wall and floor tiles. - Painterwork to ceilings and underside of landings and soffits of stairs. - Painterwork to existing metal balustrade at stairs and existing metal access doors to bin stores. - Removal, disposal and subsequent replacement of existing light fittings. - New resin floor coating overlay to first floor concrete deck access serving upper floor flats. - Provision of new metal handrail fixed to existing metal balustrading at deck access together with painterwork to existing to metal balustrading. External Works: - Removal, disposal and subsequent replacement of existing defective sections of metal division and boundary fencing. - Painterwork to existing metal fencing. - Taking down defective section of brickwork retaining wall and rebuilding (Block 5 Wester Common Drive only).
