The common corridor area identified on drawing 6412/15, together with bedsits served from this area, will be vacant for the duration of the works. However, the remainder of the sheltered housing facility will be occupied by residents, staff and visitors for the duration of the works. Conversion of 6Nr existing bedsit accommodation units to form 3Nr one-bedroom flats. Works comprise: Demolishing areas of existing masonry and timber partitions; infilling door openings and forming new door openings to suit new layout. Removing existing internal doors; kitchen units; fittings and fixtures; floor coverings and services for new works. Forming new timber partitions; internal doorsets; provision of new kitchen and shower room, including vinyl floor coverings and worktop splashback and laminate wall panel; decoration throughout

The Contractor's Designed Portions are: 1) Hot and cold-water installation. 2) Electrical installation. Tunstall Healthcare (UK) Ltd. shall undertake the necessary door entry and personal alarm system installation works. Hanover (Scotland) Housing Association will procure a quote from Tunstall Healthcare (UK) Ltd. for these works with a defined provisional sum included within the Contract. Contractor shall allow general attendance for same. This works will be Phase 1 of potentially 5 phases over the next 5 years, this will be negotiated based on the rates provided in the pricing document plus any agreed uplift or reductions in cost. HSHA reserves the right to include refurbishment works of a similar nature to Arnside Court, Giffnock. This would be negotiated based on the rates provided in the Barrland pricing document plus any agreed uplift or reductions in cost.
