2. The proposals comprise internal alterations to the ground and first floors of the existing property. The works include the relocation and enlargement to a new commercial kitchen area, along with the creation of a new storage space, as detailed in the drawings prepared by MAST Architects. 3. The proposed site start date is to be confirmed. The contract period will be as defined within the contract documentation. A minimum period of four weeks will be allowed between the appointment of the Principal Contractor and the formal instruction to commence works on site. 4. The property is located to the north of Forres, adjacent to the A96 Road, and approximately an 18-minute walk from Forres Railway Station. The site itself is situated on Waterford Circle. 5. The surrounding area is predominantly residential in character, with some commercial properties located to the southeast of the site along Leask Road. St Laurence Parish Church is located to the southwest of the site.
