River Clyde Homes are seeking to appoint a highly competent and experienced contractor to undertake Responsive, Reactive and Out of Hours (ROT) Works across the Employer's housing stock, including occupied and void properties, communal areas and external elements. The service shall deliver a 24/7 repairs response to emergency, urgent and routine repairs, ensuring homes remain safe, dry, warm and compliant with statutory and regulatory standards. The works shall comprise of all aspects of rot work remediation. This will include surveys, treatment, and all associated trades to rectify same (joinery, plumbing, electrical, painting, plastering, roof tiling and builder works). A key element of the service is the prompt identification, investigation and remediation of damp, mould and condensation, in line with the Employer's Damp & Mould Policy. This includes carrying out mould treatments, minor remedial works and supporting statutory inspection timescales. Where signs of rising damp, penetrative damp or structural defects are identified, the Contractor shall undertake appropriate surveys and produce clear written reports setting out findings, causes, recommended remedial actions and priorities. The Contractor will be required to carry out follow on remedial works arising from these surveys when instructed, including fabric repairs, damp proofing measures and associated reinstatement. Tenderers are encouraged to propose efficient and innovative methods that improve diagnostics, reduce repeat repairs and deliver value for money while minimising disruption to residents.

Renewal: The contract will run for an initial two year duration. River Clyde Homes may wish, at its sole discretion, to extend any resultant agreement for up to a further 2, 12 month periods subject to the mutual consent of the successful tenderer.
