Lift Maintenance, Servicing and Repair work for North Region
Procurement Information
This interim contract is required to ensure the continuity of statutory lift servicing, maintenance and responsive repairs following the early termination of the incumbent contract. The timeframe required to establish a compliant replacement means there is insufficient time to undertake a full competitive procurement process. Without an interim arrangement, Southern Housing would be unable to discharge its statutory duties in relation to lift safety and maintenance, including: Health and Safety at Work etc. Act 1974 - duty to ensure the safety of residents, staff and contractors Lifting Operations and Lifting Equipment Regulations 1998 (LOLER) - requirement for regular inspection, maintenance and safe operation of lifting equipment Regulatory standards for social housing (Building Safety / consumer standards) requiring safe management of building systems Failure to maintain continuous lift servicing and responsive repair provision would create a material risk to resident safety, including entrapment, equipment failure and inability to safely access homes, particularly for vulnerable residents.
