Tunbridge Wells Borough Council (TWBC) is looking to Procure for building maintenance services including emergency call outs, responsive repairs and minor building maintenance works to Council buildings throughout the Borough. The tender consists of 6 specialism Lots, of which each tenderer can apply for a Maximum of Two. The lots are as follows: Lot 1 (Fabric), Lot 2 (Electrical), Lot 3 (Mechanical), Lot 4 (Lifts), Lot 5 (Fire & Security), Lot 6 Asbestos.

Building Maintenance

The Building Maintenance service is for emergency call out, responsive repairs and minor building maintenance works to corporate and domestic buildings, land and other TWBC assets etc. throughout the Borough. The range of work covers all trades listed in the National Schedule of Rates - Building Works on a wide range of properties and external areas varying from rural public conveniences and domestic housing to listed historic buildings.

Renewal: 5 Optional Annual Extensions (1+1+1+1+1)

Electrical

The Electrical Services Maintenance service is for Planned Preventative Maintenance, but also for Emergency call out, Responsive repairs, Minor Electrical maintenance works to corporate and domestic buildings throughout the Borough. The range of emergency, responsive or minor Electrical maintenance work covers all trades listed in the National Schedule of Rates - Electrical Services, on a wide range of properties varying from domestic housing to listed historic buildings such as a Museum and the Town Hall. The work comprises Lot 2 Planned Preventative Maintenance, Emergency Call Out, Responsive Repairs and Minor Mechanical Services Maintenance Works as described in the Specifications. Additional elements may be added during the contract.

Mechanical

Mechanical Services Maintenance is for Planned Preventative Maintenance, but also for Emergency call out, Responsive repairs, Minor Mechanical Maintenance works to Corporate and Domestic buildings throughout the Borough. The range of emergency, responsive or minor mechanical maintenance work covers all trades listed in the National Schedule of Rates - Mechanical Services, on a wide range of properties varying from domestic housing to listed historic buildings such as a Museum and the Town Hall.

The Passenger & Goods Lift Maintenance service is for Planned Preventative Maintenance, but also for Emergency call out & Responsive repairs, to corporate buildings throughout the Borough. The works comprise Lot 4 - Passenger & Goods Lift Planned Preventative Maintenance; Emergency Call Out & Responsive Repairs as described in the Specifications. Additional elements may be added during the contract.

Fire & Security

The range of emergency, responsive or minor alarms maintenance work covers all trades listed in the National Schedule of Rates - Electrical Services, on a wide range of properties varying from domestic housing to listed historic buildings such as a Museum and the Town Hall. The works comprise Lot 5 - Fire & Security Planned Preventative Maintenance; Emergency Call Out & Responsive Repairs as described in the Specifications. Additional elements may be added during the contract.

Renewal: Five option annual extensions (1+1+1+1+1)

Asbestos

The contractor will be available for a variety of call out types, from emergency (2-hour attendance) to Priority 5 (28 days), and when necessary, will be able to provide a service for air testing and removals as well as attending sites to survey, test materials and write R&D surveys. *The asbestos Lot is to provide inspection and testing of council buildings *identify all asbestos containing materials. *Provide a management service including a report of condition annually for the sites going forward. *The surveys are to be made available to TWBC by the contractor using the Councils cloud based asset management software. *Provide call out service in relation to any asbestos related incidents (within 2hrs)
