Each contract is scheduled to run from 28 September 2026 to 27 September 2029, with an option to extend for two further years subject to satisfactory annual performance reviews, giving a maximum extent date of 27 September 2031. Connexus is seeking to appoint a panel of suitably qualified RICS Registered Valuers to deliver a comprehensive range of valuation services across its operating areas of Shropshire and Herefordshire. The appointed valuers will support Connexus in meeting its operational, regulatory, and strategic requirements by providing accurate, timely, and compliant valuation advice across a diverse property portfolio. The scope of services will include, but is not limited to: *Domestic valuations, including Right to Buy (RTB) and Right to Acquire (RTA); *Commercial valuations, typically relating to small retail units; *Land and site valuations for development purposes; *Land valuations associated with small disposals; *Shared Ownership resale valuations; *Market rent valuations; *Market sales valuations; *Section 106 (1999 Act) valuations; *Valuations for lease extensions. In addition, the panel will be required to provide: *Buyback valuations and support with land/property purchase negotiations; *Professional advice and Negotiation services to ensure value for money and robust decision-making. Valuations may be undertaken through a combination of: *Physical site inspections, and *Desktop valuation exercises, where appropriate and in line with RICS standards. The contract will be split into two Lots, Lot 1 covering Shropshire and Lot 2 covering Herefordshire. In respect of each lot, the top three bidders who receive the highest overall score will be invited to enter into a contract with Connexus. All lots will be assessed separately. Tenderers can bid for one or more lots and can be awarded a place on one or more Lots. Connexus Homes Limited reserves the right to decide to award places on each lot to different provider(s). Whilst Connexus anticipates that the overall requirement may be split broadly 50/50 between Shropshire (Lot 1) and Herefordshire (Lot 2), this is provided for indicative purposes only. Connexus does not guarantee any proportion of work, value, or volume under either Lot, and instructions will be issued based on operational requirements, property location, supplier expertise, capacity, and availability.
