Relevant capability includes designing and installing fire cavity barriers, fire stopping around penetrations and services, façade strip-back and reinstatement, masonry and pointing, rigid insulation replacement, standing-seam zinc cladding support systems, and associated temporary works such as scaffolding design and calculations. The contractor must be able to develop setting-out designs and fixing specifications after the existing substrates are exposed. Experience coordinating multiple façade finishes—predominantly masonry, but also zinc cladding and curtain walling—is important, as is the ability to retain curtain-wall panels while completing adjacent works. Suppliers should also be prepared to deliver contractor-designed works under a JCT Intermediate 2024 arrangement and demonstrate strong technical competence.

*The purpose of the works is to install all vertical and horizontal fire cavity barriers at all party wall and party slab junctions in the external facade, and fire cavity barriers around openings. In order to carry out these works, all external facades need to be striped back to the internal leaf (from the outside) and re-constructed. *The works are intended to be a JCT intermediate contract 2024 with Contractor's design portion. *The design portion includes all temporary works (scaffolding calculations etc), specific setting out designs and specific screw fixing specifications to suit existing substrate once exposed and clearly known and understood in all locations. *There are 3 main material finishes to the external facades outer-leafs. These include masonry, standing seam zinc cladding and curtain walling. *Masonry outer-leaf locations; To the majority of the facades. Masonry is the dominate external facade finish *Masonry facade works = strip back and dispose of masonry outer leaf, rigid insulation, and all accessories materials in the build-up of the external facade back to sheathing board/inner structural element level. Insert new fire cavity barriers, new rigid insulation, new masonry (and pointing) and all other related miscellaneous items to complete the external facade works. *Standing seam zinc location; to recessed top floor level *Standing seam zinc works: strip back standing seam zinc cladding, hanging brackets, rigid insulation to exposed sheathing board level. Insert new fire cavity barriers, new zinc cladding support brackets, new rigid insulation and all other related miscellaneous items to complete the external facade works. *Curtain walling/spandrel panel location; to the top floor level on the front and flank elevation (as a feature piece) and used as a feature in select areas on the front elevation. *Curtain walling works; panels to be retained. Works involve finishing of the masonry and the zinc cladding around them. *Obstructions, penetrations and M&E components within or through all external facades to be fire stopped (collars etc).
