The works comprise: The upgrading of various areas and services installations within the ground floors of 3Nr blocks of high rise flats. The Addresses being Burns Court, Stevenson Court and Scott Court respectively at Riverside Place, Ayr. KA8 0EA The refurbishment works comprises the following: - Replacement of the existing entrance canopies, 2no. per block and the provision of drainage to same. - The removal of existing main entrance doors/screens and the provision of new main entrance doors/screens in new location. - Replacement of the existing external timber double doors at ground floor level to various openings to stores, plant rooms etc. with steel doors and frames with associated ironmongery. - Replacement of the combustible external soffit cladding at ground floor level with non-combustible material. - Replacement of internal doors, as required, at ground floor level to provide required fire rating. - Formation of a new external pass door from one entrance area in each block into an existing store to be formed into a Mobility Scooter store area. - The replacement of the existing slabbed floor, within area being formed into scooter store with a concrete floor and floor finishes. - Alterations to existing slabbed entrances to form concrete floor area where new entrance doors located and lifting and relaying slabs to provide correct falls and platt at new scooter store entrance and main entrance doors. - Decoration of various areas as detailed. - Builders work in connection with services work. - Fire stopping around new and existing services penetrations in the ground floor. The refurbishment of the MEP services comprises the following: Mechanical Services - Downtakings - Provision of ventilation to various areas with fans, ducting and controllers. - Servicing of existing sprinkler system within ground floor. Including cleaning and servicing tank, servicing pumps and controls, surveying installation/reporting and replacing valves, sprinkler heads etc. as required. Fitting locking devices as required to valves. - Noise and Vibration control - Testing and Commissioning of the Mechanical Services new installation/alterations. Electrical Services - Downtakings - Upgrading of existing electrical lighting installation to ground floor including the provision of emergency lighting and emergency exit lighting. - The installation of a fire alarm installation to cover the ground floor area. Including the capacity to extend the system to the full area of each block, the integration of the existing sprinkler alarm system into the new alarm panel. - Provision of small power installations for scooter store sockets, power to fire alarm, ventilation and door entry installations. - Providing upgraded door entry system to new main entrance doors in new locations. System main entrance panel to able to provide video and speech facilities, video facility for future phases. System to be configured to utilize existing speech only handsets within flats. - Provision of door entry system to new scooter store area doors. - Provision, extending and alteration to existing circuit conduits and wiring as required. - Alterations to main boards for new circuits (from spare ways) - Testing and Commissioning of the Electrical Services. This contract is awarded on a price/quality basis with 70 price and 30 quality. Note also that the quality section contains pre-qualification requirements that must be met for the tender to be valid.
