Reactive Repairs & Void Maintenance
Notice Description
Melville Housing Association are procuring the services of 2Nr appropriately qualified and resourced contractors to deliver our Reactive Repairs service to 2080 social housing properties and also our void property services which equates to roughly 110 voids properties per year. Two separate contractors will be appointed, one for voids and one for reactive repairs. BOTH contractors may be called upon, during busier periods, to help with reactive repairs OR Voids so rates/Price Per Property will be requested for both lots. The housing stock is located in the Midlothian area generally and the contract will be for a period of 3 years plus an optional further 2 years. The start date for both lots will be 1 April 2024.
Lot Information
Melville Housing Association - Reactive Repairs
A full, all trades reactive repairs service is required, including a 24 hour call out service. This should include all major trades including drainage and jetting. Response times are split into standard categories such a Emergencies, Urgent and Routine and contractors will be required to produce monthly performance reports against these response times and customer satisfaction figures, complaints etc.
Renewal: option for a further 2 years
Melville Housing Association - Void MaintenanceThe void lot is to provide a service that returns previously let properties to a lettable standard by carrying out appropriate checks and repairs. This is all trades work and will include electrical testing alongside general fabric repair work. Generally, properties will have a KeySafe fitted for access and a report on repairs required will be provided to the contractor. The contractor will then carry out the works and apply the appropriate rates per trade for checking and invoicing. The void turnaround times are 6 days for standard voids.
Renewal: option for a further 2 years
