Summary of the contracting process

The Newlon Housing Trust, a body governed by public law, has concluded the award stage of its Repairs and Empty Homes Contract, valued at £150,000,000, covering a housing stock of 9,464 properties across several London boroughs. The procurement, conducted through a Competitive Dialogue process, is in the 'works' category under the CPV classification 'Construction work'. The contract, effective for an initial 10 years with an extension option of another 5 years, covers essential maintenance and repairs across areas including Camden, Hackney, and Tower Hamlets, with the completed status achieved on 9th December 2025. Gilmartins and MNM Property Services Limited were awarded contracts for two separate lots covering different property patches under stringent quality (60%) and price (40%) criteria, with the procurement method being selective.

This significant investment by Newlon Housing Trust presents vast opportunities for businesses within the construction and maintenance sectors. Companies specialising in building completion work, including electrical installations, plumbing, or mechanical installations, would benefit significantly. The opportunity for business growth is enhanced by the contract's substantial duration and monetary value, offering a platform for sustained service provision and potentially expanded operations. With the procurement process leaving room for potential planned works and various commercial model innovations, businesses adept in versatile and scalable maintenance solutions will find themselves well-placed to compete in this market.
